LIEGE APARTMENT MARKET

ImmoQuest has presented its most recent Quest study on the new apartment market in Liège. ImmoQuest decided to assess the price per square meter of new apartments in Liège for the different quarters (districts) of the city; something which hadn’t been done exhaustively in Liège before. In cooperation with the responsible councilor, ImmoQuest drew up a state of the market in respect of the various quarters and compared this with different regions in the Walloon country. On the basis of these analyses, DataQuest was able to present an objective view of the market. It pointed out that the price of apartments had risen by close to 9% between 2006 and H1, 2007. DataQuest also looked at 38 major developments with a minimum of ten apartments, which in total refers to 345 apartments under construction and 292 at the project stage.

As far as the price is concerned, DataQuest noted that 42% were sold at between EUR 1,500 and EUR 1,750 per square meter, whereas 17% went for between EUR 1,250 and EUR 1,500. The apartments of which the prices varied between EUR 1,750 and EUR 2,000 were generally situated on the banks of the Meuse or in the center of the city. Finally, 25% of the apartments were sold at between EUR 1,000 and EUR 1,250 per square meter, and these were generally in the Vennes or Longdoz quarters.

In comparison with the other major Walloon cities, Liège is at the top. For example, the price of an apartment in Namur varies between EUR 1,300 and EUR 1,870 and in Charleroi between EUR 1,350 and EUR 1,570 per square meter.

The final judgment is that despite what might have been thought, residential property in Liège is doing well and it’s a dynamic market.
